GREEN TITLE
A Green Title subdivision is when an existing property is divided into two or more self serviced lots. A Green Title subdivision is required to be approved by the Western Australian Planning Commission (WAPC). This type of subdivision is most often the most expensive development due to the additional costs of individually servicing each lot.
The Process (9-12 Months):
1 - Complete Contour and Feature survey.
2 - Design the proposed subdivision plan in consultation with the client.
3 - Lodge the application to the WAPC for Conditional Approval.
4 - On receipt of the Conditional Approval undertake all the required works as imposed by the servicing authorities.
5 - Licensed Surveyor to complete final survey and draft subdivision plan.
6 - Request clearances from the servicing authorities for works undertaken.
7 - Survey Plan is lodged to Landgate and clearances lodged at WAPC for approval.
8 - Settlement Agent to arrange application for new titles upon receipt of the ‘In Order for Dealing's’ notification.
9 - New Certificates of Title produced.
SURVEY-STRATA
A Survey Strata subdivision defines lots that area individually owned. Common Property can exist in a Survey Strata and are jointly owned by all the lot owners depending on the configuration of the development. A Survey Strata allows the lots created to share services (power connection/sewer connection) reducing the overall cost of the development.
Prior to lodgement of a Survey Strata Plan a schedule of unit entitlement is prepared by a Licensed Valuer to determine the proprietor’s equity in a scheme, a proprietor’s contribution toward levies and a proprietor’s voting power.
The Process (9-12 Months):

BUILT STRATA
A Built Strata subdivision uses the buildings and land components to define each lot. A built strata subdivision is generally the quickest process to complete however the the site is required to be completed as per the Development Approval. Once the development has been completed the required documentation is organised and submitted to the local council for approval. After the approval has been received the Strata Plan can be lodged at Landgate for auditing.
The Process (6-8 weeks after completion of buildings):
1 - Licensed Surveyor completes survey to accurately locate buildings, structures and fencing.
2 - The Strata Plan is drafted and sent to the owners for approval.
3 - Request Licensed Valuer to determine a schedule of Unit Entitlement.
4 - Request Registered Building Surveyor to complete Certificate of Building Compliance.
5 - Submit formal documentation to Local Council for approval.
6 - Survey Plan is lodged to Landgate for approval.
7 - Settlement Agent to arrange application for new titles upon receipt of the ‘In Order for Dealing's’ notification.
8 - New Certificates of Title produced.
